Association Background

The Battery Shores Property Owners Association (BSPOA) was formed in 2010 after the developer offered to transfer the community dock and entrance to an association supported by lot owners.

More than 110 of the approximately 174 lot owners are currently members.

Membership is open to owners of both improved and unimproved lots within Battery Shores.
Membership & Capitalization Fee

A one-time $600 capitalization fee is required to join and is placed in the Association’s reserve account for long-term maintenance and self-insurance of common property.

The capitalization fee is not charged again when property ownership transfers to a new owner.

Once a lot is brought into the Association, membership remains in perpetuity with the property unless the Association dissolves.
How to Join

All owners listed on the deed must sign and notarize the Declaration to Come within Covenants, Easements, Conditions and Restrictions.

The completed document and capitalization fee are submitted to the Treasurer for review, recording with the Beaufort County Register of Deeds, and deposit into the reserve fund.

After processing, members receive a recorded copy of the document and a dock keycard.
Annual Assessment

A prorated annual assessment is due upon joining based on the July 1 fiscal year.

The current annual assessment (approximately $396) supports utilities, maintenance, and administrative expenses and may adjust slightly over time.
